How to qualify for fire protection standards

A high-rise fire protection system always needs to be equipped with well-quality fire alarm equipment according to the law of Vietnam. In addition, the fire alarm system also needs to follow these criteria

  • The ability to quickly identify the first signs of a fire in a building
  • The fire alarm signal is transmitted by the system with accuracy and clarity
  • The reliability of system must have a clear reputation and be provided by a reliable manufacturer.

If the building is equipped with an automatic fire protection system connected to the fire fighting system, it must have the ability to quickly detect the fire and also be able to control the fire fighting measures in time.

Maintenance of the automatic fire protection system should be scheduled by the building management at least twice a year to let the operation work effectively and reduce damage.

In order for the system to operate efficiently and continuously and minimize equipment damage or lack of notification in the event of a fire, maintenance of the automatic fire protection system should be scheduled at least by the building management. twice/year. In particular, the overall system maintenance plan must conform to the standards established by the building's maintenance team according to TCVN 3890:2009.

2. Fully equip with fixed door system for emergency exits

It is necessary to pay attention to building an exit in the corridor on each floor of a building. In addition, the Building Management Board should note that the door should not be locked in the lobby that helps residents easily escape in a fire situation.

At the same time, construction units should design tempered glass or solid doors to withstand the high pressure with over 15m high buildings.

In addition, the staircase door should be designed as a direct opening to the outside without automatically closing. During the construction process, the construction unit must pay attention to the design of the stairwell door that can automatically close when a fire is about to spread.

3. Arrange fire extinguishers at the right places

Large fire and explosion situations can happen unexpectedly, even though automatic fire protection systems are equipped. In order to be safer, each building needs to be arranged with more fire extinguishers at the right place. Each high-rise building must have  a minimum of 50 - 150m2/fire extinguisher.

4. Surface hydrant is a necessary element in building design

Any high-rise building should allocate 1-2 hydrants in the center of the house with a water flow rate of 2.5l/s. For optimal effectiveness, it is recommended to place the fire hydrant in the aisle, in the lobby, in the hallway or in easy-to-use locations. The water hydrants must be located at a height of 1.25m above the floor surface.

In addition, each fire hydrant must be equipped with sprinklers, locking valves and hose reels according to the length calculated by the designer.

5. At least 2 exits for each building

The escape route is one of the essential elements mentioned in the fire protection standard. The investor can rely on the size of the building to calculate the appropriate number of emergency stairs, but there must be at least 2 ways for residents to move in an emergency case. In particular, this is mandatory for high-rise buildings with each floor area up to 300m2.
